Preconstruction – Phase I

  • Determine local zoning and dead restrictions
  • Drawing Review with architect
  • Review architecture with structural engineer
  • Work with local authorities to obtain permits
  • Bid project to prospective GC and/or Subs
  • Time Line & Critical Path (development schedule)
  • Review and negotiate bids

Construction Management – Phase II

  • Create Construction Schedule
  • Oversee Construction & provide weekly updates
  • Review budget modifications with owner
  • Coordinate OFI (owner furnished items)
  • Interface with local Inspectors
  • Site maintenance and Safety Standards (OSHA Compliance)
  • Obtain all approvals for Certificate of Occupancy

Project Closeout – Phase III

  • Punch List Completion and Turnover
  • Sub Contractor Warranty Manual
  • Sub Contractor Contact List
